Making a career change into the great wide-world of real estate can be a difficult decision. It may be something you’ve considered for awhile, or it may be a subject you haven’t thought about until now. Either way, we believe that being informed is absolutely necessary before investing your time and efforts.
Complete Your State Education Requirements
Earning your real estate license is a state-by-state issue. We strongly recommend looking into your individual state’s requirements, including number of education credit hours, by visiting your state’s Pre-Licensing requirements here.

To start the journey towards obtaining your real estate license, you must meet the following requirements:
- Be at least 18 years of age
- Hold a high school diploma or its equivalent
We cannot stress this pain point enough: Requirements will vary by state. We strongly suggest contacting your state commission for all the information you need for obtaining your license.
STEP 1: Finish Your Credits and Pass the Course Final Exam
After you complete all the course materials, there is a course final exam you must pass.
Two important things to note:
- You might be required to take the course final in the presence of a proctor. You’ll need to schedule an appointment with a proctor in advance. Find out more about our online proctoring here.
- This course final exam is separate from your licensing exam.
STEP 2: Submit Your Application and Criminal History Report
After submitting your application to your state’s real estate commission, you might have less than 60 days to obtain and send in a certified criminal history report issued by your state’s bureau, so you’ll want to move quickly.
STEP 3: Select a Sponsoring Broker
To be licensed, in many states you must first be associated with a current and active state-sponsored broker. It's important to find the right broker to work with, since this person will serve as your mentor as you start your new career in real estate. Here are some questions to consider during your search:
- What is their reputation, both locally and nationally?
- What kind of real estate agents are they looking for?
- Are they technologically advanced and up-to-date with the latest systems?
- How do they support their agents with education and training?
- What kind of commission structure do they offer?
- Do they offer benefits?
- Do they provide their agents with leads and marketing material?
- Is there room to grow with the brokerage?
STEP 4: Pass the National and State Portions of Your Licensing Exam
A third-party administrator will administer the licensing exam at a testing site. You should check with your state commision to learn more about how this works. In many states, the licensing exam consists of two portions: National topics and state-specific topics.
STEP 5: Obtain Your License
After you pass your exam, you’ll become a licensed agent in your state. However, your education doesn’t stop there. In some states, you’ll be required to pursue Post-Licensing or First-Renewal courses, and every state requires Continuing Education courses to be completed throughout the duration of your real estate career.
